Think kitchens and bathrooms sell houses? Think again.

According to a new study from HouseSimple.com, buyers spend more time looking at lounges than any other residential room.

When viewing a three-bed house, property hunters typically spend 1.5 times longer looking at the living room than the kitchen.

And where one-bed properties are concerned, the lounge also tops the list, followed by the bedroom and outside space.

Here’s what matters most, according to the 1,000 people quizzed by the online estate agency:

Top five selling points in a three-bed house:

1. Living room

2. Kitchen

3. Master bedroom

4. Garden

5. Bathroom

Top five selling points in a one-bed flat:

1. Living room

2. Bedroom

3. Outside space

4. Kitchen

5. Dining area

The living room is therefore the best place to start when you’re sprucing up your home in order to sell, according to Alex Gosling, CEO of HouseSimple.com.

He said: “We recommend making this room the focal point of your listing, with plenty of photographs that reflect a warm, homely feel.”
