The sale of a £20 million plot of land marketed as "The Quadrant" online is nearing completion.
Around 20 acres of Green Belt on the outskirts of St Albans is set to change hands.
Estate agent Cassidy and Tate said it is exchanging the contracts for the sale of the land, which will be "promoted" through the new Local Plan over the coming years.
Close to 100 new homes, local services and vast public open spaces are marketed as part of the package.
All plans are subject to planning permission.

On the estate agent's website, the land is advertised as "The Quadrant" leading some residents in Marshalswick to believe the shopping area had been sold.
However, a spokesperson for Cassidy and Tate confirmed this was not the case as the address is currently "private", and therefore, the company is using the location of its own office at this time.
The spokesperson added that the sale page has been updated online "for months" now.
