An existing housing complex could be demolished to make way for 23 new homes in Harpenden.
Buildings at Sauncey View Lodge - on Common Lane, Batford - would make way for 15 houses and eight flats if plans are approved.
A "significant amount" of new trees and hedgerows and a "landscaped setting" are included in the application.
Five of the homes would be detached, with ten semi-detached and one "affordable" apartment block.

A design and access statement included in the plans states: "The decision to propose 23 units at Sauncey View Lodge was guided by a comprehensive consideration of various factors, ensuring a harmonious balance between built form, green infrastructure, and biodiversity.
"The site plan for Sauncey View Lodge is a testament to the careful consideration given to both functionality and aesthetics, aiming to seamlessly integrate into the local landscape.
