What if that place was turned back into the hot spot it was for generations? Let your imagination run riot. How many lost, lamppost-leaning teenagers could be thrilled by all of today's cutting edge, art-house and jaw-dropping cinema?
How many people would come to St Albans, ending the exodus of St Albans people to Watford, Hemel and Hatfield?
That crumbling art-deco facade has turned into a disgrace, St Albans District Council. But in its heyday it was one of the coolest buildings on the planet. Picture it buzzing in bright neon and selling out to packed houses every night and you've got a taste of what it could be.
The young kids of this city deserve a new nerve-centre. Life doesn't have to be a late-night brush with a Police Community Support Ofiicer on the way out of a dingy Clarence Park.
